IRS Publication 561 notes appraisal requirements including the type of value required, names of buyers and seller of comparable properties, legal descriptions of comparable properties, comparable mortgage terms, comparable surveys, comparable assessment values, comparable tax rate, and the assessor's appraised value for the comparable sales. If these items are not included and correct in your appraisal the IRS may not accept the report during an audit.
